turn people’s emotions “on” or “off.” Some of thisf

architectural environments can immediately comes

from people’s personal past experiences. However, most first impressions come from the quality of thef the functionality of thef

design, space, and its condition. Looking

good, functioning well and staying in shape create great first and lasting impressions. Great interior spaces create a positive reaction and emotion. Good designers know how to tap into our emotions through manipulation of thef

environment. They thoughtfully create spaces that engage all of ourf

senses: sight, touch, hearing, and smell.

Good design allows people to easily move from one space to another on a calculated path through interesting spacial forms that are well lit and pleasing to the eye. The use of different textured materials enhances the tactile depth and unique quality of the spaces. Good designers integrate sound and smell in subtle ways; they may thoughtfully place water features to screen noise in heavily trafficked areas and use floral arrangements in waiting areas to calm the occupants. In general, good design is associated with good property value.

Whether your property is a luxury condominium, mid- rise, low-rise, or single-family home, its value is tied to its design and location. You cannot change an existing property’s location, but you can enhance its value through design improvements. If the design of thef

property is not

in line with its occupants’ “lifestyle,” consider making improvements to bring the property closer to the way in which the occupants live.

Many new properties are specifically designed for their anticipated occupants. Currently, new developments are being built for young professionals. They include smaller units with more generous common areas for socializing, fitness, and on site business activities. The style of theirf commonareas andunit interiors is sparingly contemporary. On the other hand, there are many new developments that are catering to wealthier older residents; they include larger units for entertaining with luxury finishes and more exotic common area amenities. The style of theirf

common

areas and unit interiors is more traditional with a higher level of finishesf

and fixtures.

Many existing properties have interior designs that are not in line with the majority of theirf

preferences and they are living in buildings with poor layouts. Improving the functionality of thef

current occupants’ design common areas

and updating the finishes, lighting, furniture, fixtures and equipment is periodically required.

It is not unusual for an association to be overwhelmed by the scale, complexity, and funding hurdles presented by a large interior remodeling project. In many cases the association’s board of directors forms a sub-committee to assist with the design decisions. All design improvements should be viewed as an opportunity to enhance the overall value of the property, because with the right choices the

built

property becomes much more desirable. Often, the cost of good creative design can be similar to a mediocre design.

Some properties continue to rehash old design themes, instead of takingf

advantage of af design opportunity that

does not come around often. Your building, even while designed as a human shelter, can still attain a higher level of design.f

The goal should be to create something out of

the ordinary, with spaces that are memorable. This is an ambitious goal, but well worthwhile when the inhabitants feel pride in their property and enjoy a sense of occasionf while in them.

New developments frequently use new design trends to promote sales; existing properties should do the same. Forward thinking design is required. However to be successful, there has to be a cohesive design intent throughout the common areas of the property and it has to be in line with the inhabitants’ lifestyles.

Two interesting current design trends involve combinations of contrastingf

elements. Such as, fine art thoughtfully

placed in a sculptural architectural setting. The impact can be dramatic creating unforgettable spaces. Another new design trend is called Biomimicry, emulating nature in the built environment. Many times oversized and unrecognizable natural forms are usedin creating the space. We tend to subconsciously enjoy these spaces especially when natural color schemes are used in conjunction with the architecture.

Good design is best appreciated within a well-functioning infrastructure. Good lighting and mechanical systems are essential in creating spaces that people want to linger in. Most of the better designers use lighting consultants for assistance in their larger and more complex projects. Lighting designers can locate and specify light fixtures that create drama or general lighting in the most efficient and cost effective manner. They can bring life to spaces that for years have been bland and unwelcoming. Properly functioningmechanical systems should be virtually unseen and unheard. Linear diffusers can be used to circulate the air in a wider area and are less noticeable than a standard rectilinear vent. The equipment and hidden ductwork can be wrapped in acoustical insulation and the vents properly sized to avoid air-volume noise. There are “smart” computerized controls these days for the mechanical equipment. Smart controls will allow the temperature to adjust faster (without assistance) based on the changing weather conditions and varying occupancy loads.

Creating a design that is LOOKING GOOD will most likely increase the value of the property. If these spaces function well, they foster better communality among the property unit owners. Making sure that the property is STAYING IN SHAPE will allow it to be a peaceful respite from the bustling metropolis outside. If youf

keep these goals in

mind when upgrading your interior spaces, the benefits will exceed your expectations.
