USING MEDIATION


TO MINIMIZE STRESS DURING COMMUNITY ASSOCIATION DISPUTES C


OMMUNITY ASSOCIATION LIVING has many advantages, but living in close proximity can also lead to conflict. Disputes can arise between homeowners, between a homeowner and the board or manager, between board members, and between the board and the manager. Traditional methods of resolving these disputes can increase stress and destroy relationships. There is another, better method for handling disputes: mediation. Why is it better? In part, because mediation can minimize the biological stress that arises whenever there is conflict. This article will describe that biological stress and suggest how mediation provides a superior way to resolve conflict and enhance community mental health.


Conflict produces predictable triggers of the biological stress response that, in turn, disrupts perception of other people and decision-making. We all talk about how “stressed” we are in our busy lives, but there is a more technical use of the word stress in connection with a biological response that evolved 600 million years ago in fish. This fundamental stress response is built into the cells and DNA of all mammals, including humans.
