www.cai-illinois.org. There you can find a listing of business partners who are also members of CAI, see who has obtained their Educated Business Partner designation, and know that the listings have people who are familiar with community associations. Attending educational seminars and the CAI Illinois Annual Conference and Trade Show is also a great way to build your network. Not only can you learn more about various services, potential concerns, and new repair or restoration techniques, you can also meet business partners face to face and ask questions to help qualify them for the project you need completed.
Last, but certainly not least, partnering with an engineering firm to perform regular reserve studies is essential in maintaining your building’s health! Not only does your reserve study help you plan for future replacements in a proactive manner, but the engineer can also be a great asset for evaluating the overall health of your building. They can assist in creating maintenance plans for larger building components, preparing specifications, and looking at larger areas of concern to help educate and advise you and your board on how
to proceed. Your reserve study professional is one of the most important partners you have when maintaining the overall health of your building and physical assets.
Through inspections, resident surveys and board feedback, you can determine the overall health of your association. Planning for and following up on preventative maintenance programs and proactive service plans help maintain the overall health of the building and physical components within the community. Partnering with qualified, educated business partners with a variety of expertise in many fields is important when creating those preventative maintenance programs for your individual buildings. Ensuring your association has a reserve study is a good way to have “checkups” done on your building on a regular basis.
Hopefully these guidelines and tips can help you ensure your buildings stay happy and healthy in 2017 and beyond!
