Keep a community association operations handbook and keep it updated for easy transitions
from Board to Board.
Know your finances, operating and reserve budgets and know all of the components in your
association and what is necessary for on-going maintenance and for major upgrades.

Stay on top of maintenance and improvements. Utilize the reserve study as a guide and manage
the maintenance and replacement of building components carefully from financial and project management perspectives.

Run meetings professionally following some order like Roberts Rules of Order or something
similar. Make sure that the minutes include brief (because after all they are minutes, not hours) descriptions of actions and decisions and keep an action item list with clear directions and time-bound dates so things get done and issues aren’t deferred.
Tap the resources of former board members’ cultural and institutional intelligence. You may
find out the history on why a decision was or wasn’t made saving the community from possible unnecessary expense and a better outcome. Include one-to-two-minute public homeowner comments on any agenda item. Some will have valuable historical information for Board decision-making.
