Expectations are key to a successful project. This includes expectations of board members, consultants, and contractors for schedules, costs, and design components. In upcoming years we all will need to realize that expectations will have to adjust in order to achieve a reasonably successful project.
In construction, we talk about the tripod of successful projects: Price, Quality, and Schedule. The client gets to control one and the contractor will need to control the other two. These three legs need to be discussed constantly and they require that all parties exercise the ability to flex and adjust a little!

Methods of keeping projects on track:
1. START EARLY! If you haven’t started the process, you’re already behind on 2022 projects.
2. Assemble an experienced team. 3. Review and align project goals. 4. Confirm material availability and consider ordering extra. 5. Generate an accurate construction schedule. 6. Allow for some variability in the design and schedule. 7. Communicate with the entire project team regularly. 8. Work to set expectations with residents and contractors
Constant communication between contractors, suppliers, consultants, association managers, board members, and residents will be the critical component for keeping our communities on track for their project and maintenance goals.
