EXECUTIVE DIRECTOR’S REPORT

By the time you read this, my tenure as Executive Director of CAI Keystone Chapter will have come to a close.
On September 2, 2025, I began a new role with the CAI Headquarters office as Director of Government Affairs. Soon, the board of directors will name a new chapter executive director, and the organization will continue as one of the largest and most innovative chapters in the CAI family.
I have no doubt that all of you will step up and welcome whomever takes over writing this column in the future, just as you all welcomed me so many years ago.
Over the last 22 years, we’ve accomplished much together.
We created new programs, like the Keystone Executive Leadership Retreat, Elevate High Rise Conference, and the Excellence Awards Gala. We’ve also allowed other programs to sunset.
We increased the membership to nearly 2,200 members and finally, after many fits and starts, established a foothold in the Pittsburgh region.
We launched Emerging Leaders Under 40 to recognize the future leaders of this chapter, and of the community management industry in our region.
We received 40 Outstanding Achievement, Overall Excellence and Membership Awards from the CAI headquarters office for innovation and excellence in Member Services, Leadership, Member Engagement, Public Affairs and Chapter Management & Development.
We defeated harmful legislation and saw key legislative priorities signed into law by various governors.
We grew revenue to over $1.2 million, which allowed us to expand from one staff member in 2004, to five staff to serve you, the members that make up CAI Keystone. By the way, reach out to your staff members – Michael Shaw (

We—all of us—staff, volunteers and members—fulfilled the mission of CAI over and over again—by building better communities in Pennsylvania, South Jersey, and Northern Delaware.
Along the way, we created a genuine community.
I know CAI Keystone will continue to grow and succeed even more under new leadership and I’ll be cheering all of you on as I watch the next chapter of CAI Keystone unfold.
Here’s to the next 50 years.
