50TH ANNIVERSARY EXCELLENCE AWARDS
GALA TICKETS ON SALE CAI Keystone’s yearlong 50th Anniversary celebration culminates this December at the historic Franklin Institute in Philadelphia, Pennsylvania.
All chapter members are cordially invited to “Discovering Excellence” — our 50th Anniversary Excellence Awards Gala and Annual Meeting on December 3, 2025. Celebrate the end of a half century as a chapter, the end of another wonderful year, and kick off the start of your holiday season with your CAI friends and colleagues as we present the 2025 Excellence Awards, Gold Star Community Awards, and elect members to the chapter’s board of directors.
This black tie optional affair is a members-only event. Spouses / significant others of members are welcome to attend at the same registration rate as the member with whom they are attending. Members are encouraged to purchase their tickets early as this event is expected to sell out!

APPLICATION OPEN CAI Keystone’s Gold Star Communityprogram—presented by Parallel Architecture Group, KPI2 Enterprises, Inc., and Tidewater Property Management—recognizes those communities that work hard to develop and maintain standards, encourage community participation, maintain fiscal stability, and positively impact the quality of life for residents.
Homeowners and community managers alike believe this program is an excellent way to evaluate policies and procedures and assure that their community operates within basic industry standards. Further, it shines a light on the excellent governance and management of condominium and community associations in Pennsylvania, South Jersey, and Northern Delaware.

JOIN A CAI KEYSTONE
COMMITTEE IN 2026 Did you know that CAI Keystone is a volunteer led organization? Although the chapter boasts a professional staff, it is governed by a board of directors made up of volunteer homeowner leader, community manager, and business partner members. Additionally, CAI Keystone’s mission is fulfilled through education, advocacy, and other programs that would not be possible without the support and
leadership of over 160 committee volunteers.
Volunteer service helps the chapter achieve strategic goals and objectives and provides members with opportunities to meet and network with colleagues and participate in meaningful ways with the organization. In a recent survey 92% of our chapter volunteers have said volunteering with the chapter has been an experience that makes them want to remain engaged with CAI. Time and time again, chapter volunteers have pointed to their committee experience as contributing to them getting the most from their membership.
The chapter is seeking volunteers for 2026. Whether you are a seasoned committee volunteer or just getting started on your CAI Keystone journey, you are encouraged to complete a committee nomination form now! Please note: while we appreciate everyone’s interest in volunteering, there is a cap on the size of each committee to maintain order and organization.
