Nestled in the heart of the Pocono Mountains, Big Bass Lake Community Association (BBLCA) has been a beloved retreat since 1971, originally created as the ultimate getaway for families from New York, New Jersey, and the Greater Philadelphia area. Today, BBLCA is a thriving, gated community with over 1,600 properties—ranging from cozy weekend escapes to full-time residences.
At BBLCA, nature and recreation meet in perfect harmony. Enjoy 200 acres of pristine lake access across three sparkling lakes, perfect for swimming, fishing, kayaking, and boating. With 26 miles of private roads winding through scenic woodlands, you're never far from the next adventure. Our mission is simple: to foster a safe, welcoming, and naturally beautiful environment where residents and guests can enjoy a high quality of life in as natural a state as possible. We achieve this through thoughtful planning, responsible resource management, dedicated volunteers and staff, and strong partnerships with our neighbors throughout the Poconos region.
In 2009, BBLCA was honored with its first Gold Star Community designation. Today, we proudly celebrate our 15th consecutive year of maintaining this prestigious recognition—a testament to our unwavering commitment to excellence in community association management.

Keystone, the Gold Star designation is awarded to communities that meet the highest standards in association operations. It recognizes associations that adhere to best industry practices, demonstrate strong financial stewardship—including adequate reserve funding—and most importantly, take proactive steps to preserve the quality of life and protect property values within their communities.
At BBLCA, the most meaningful impact of this recognition has been the climate of trust and confidence it has helped foster among our members. This is especially evident in the spirit of volunteerism that permeates our community. From our board of directors to our various committees, there is a shared assurance in our processes—driven by the knowledge that we are evaluated objectively by a panel of seasoned professionals. These include attorneys, insurance experts, CPAs, and other specialists who have dedicated their careers to the community association industry.
While the program does offer additional benefits—such as increased marketability, enhanced recruitment appeal, and reputational distinction—its greatest value lies in how it continues to inspire pride and a culture of continuous improvement. Each year, the standards become more rigorous, challenging us to elevate our performance and evolve with the industry’s best practices.
