The Central Role of The Insurance Company & Fire Authorities The insurance company and fire authorities are critical in determining the cause of loss. Once the cause is identified—such as the specific area where the incident occurred—an investigation typically follows. During this period, the restoration process is often delayed, as restoration companies are unable to access or work on the affected area until the investigation is complete.


The investigation aims to establish responsibility for the loss, which could involve factors like a malfunctioning appliance, an electrical fire, or recent electrical work. This process requires thorough examination by both the fire authorities and the insurance company (or companies, if multiple are involved). Each party conducts its due diligence to determine the cause of loss and assign responsibility.


Once the investigation is concluded and the cause of loss is cleared, the insurance company generally grants permission to proceed with restoration services. This step is crucial and could serve as an introductory explanation or preamble to understanding the immediate aftermath and roles involved in such situations.


The Restoration Company's Process Once the property is deemed safe and insurance claims are underway, the restoration company steps in. Owners have the right to hire their chosen firm, even if the insurance carrier suggests one. The property manager often acts as a "contractor coordinator". Hence, an experienced restoration company is a strong asset to guide the property manager and HOA/COA during difficult times.


Initial Assessment & Securing the Property The restoration company performs a comprehensive assessment of all damage (fire, smoke, soot, and often significant water damage mixed with chemicals from firefighting efforts) to both the structure and contents. They document everything with photos and measurements.
