It is not reasonable to expect a volunteer board member who may lack construction experience to adequately grasp the complexities of all that goes into a construction project. Now of course I have heard stories over the years from board members about property managers who did not seem any more qualified to oversee an association or a large-scale repair project than the board. No industry is free from people who slip through the cracks and perform in an unsatisfactory manner. The Chicagoland market has an extensive array of professional management firms with very qualified individuals who are worth the expense when compared to utilizing a volunteer. There’s another old phrase that goes “you get what you pay for.” While the low hanging fruit of the professional management expense or the cost of a contractor may be tempting to eliminate, the real cost of doing so can be both expensive and potentially dangerous. There are plenty of pros for utilizing volunteer community members in appropriate community functions, say on association sponsored committees. When it comes to using volunteers in the professional arena, qualified professionals best serve associations.
