1. Does the board want management to respond to every email received between board meetings from unit owners with a detailed response, or shall management compile those questions and concerns to be addressed at the board meeting?


2. Is there truly only one point of contact between the board and management, or is management expected to answer every question of each board member as received?


3. Similarly, are members of the board of directors allowed to come to the management on-site office any time or only during certain hours or when an appointment is scheduled?


4. Does management have the authority to approve a payment plan?


5. Does management have the authority to send a notice of violation when a complaint that clearly violates a rule is received?


6. Does management have the authority to send a prospective purchaser’s lender any and all documents to assist with the closing of the unit?


7. What is management’s authority with vendors, i.e., can the manager call the accountant and attorney as needed?


In addition to providing assistance on the day-to-day operations of the association, a management company can provide other benefits to the association. These benefits can assist the board as it is making decisions and performing its duties. These benefits include:

It is important for both the board of directors and management to understand their roles. They each play a  the agent. empower each committee to help achieve strategic objectives.

° This award was given for achieving excellence in Chapter Operations & Sustainability, Out of the Box, Public Affairs, Leadership, and Membership Engagement


These honors highlight the thoughtful planning, forward-thinking initiatives, and strong governance that continue to drive CAI Illinois forward. From operational improvements to strategic leadership and member engagement, the chapter’s efforts are making a meaningful impact both locally and nationally.


The awards were presented at the CAI National Conference in Fort Lauderdale on June 5, 2026, where chapters from across the country gathered to celebrate innovation and achievement.


This recognition belongs to the entire CAI Illinois community. It’s a testament to what can be accomplished when dedicated professionals and volunteers come together with a shared goal: promoting excellence in community associations.
