Dear WSCAI Members, The partial collapse of Champlain Towers in Surfside


Florida on June 29, 2021 was a sharp wakeup call to our industry.


Amidst the loss of precious lives there are lessons to be learned to avoid such a tragedy in the future.


This month’s Journal focuses on several avenues that will assist in accomplishing that. First, it is crucial to review and understand the association’s reserve study. Karen McDonald provides valuable insight in her article Reserve Studies: What They Do and Don’t Include. Further to that, the article Inspection and Actions to Keep your Building Structure Safe by Paul Duffy reiterates the importance of reserve studies and inspections. Then, it is vital that recommendations by professionals be reviewed and acted upon to prevent future costly issues and tragedies.


While some building components may be easily seen, inspected and brought to the attention of the board, we must also attend to out of sight building components. Jim Talaga partnered with Patrick Kent in the article Shedding Light on Plumbing and Structural Systems to outline the actions associations should take to ensure those components remain useful and safe.


How do we accomplish this? Check out the article Why All Contractors Are Not Created Equal written by Eric  competent contractors to maintain your community. Further to that, Gwendolyn Cornwell outlines the steps the board should take to protect both the association and its members in the article Legal Lessons & Disclosure Requirements.


Unfortunately, not everything goes to plan. Building maintenance and replacement of building components are often costly. As a result, disputes may arise within the association as to when and how maintenance and replacement of building components are to be handled. Check out the article Mediation and You: Stories from my Journal by Mary Reiten. It has been my honor to serve and work with the outstanding team at WSCAI and the multitude of tireless Chapter volunteers during a challenging year. And, I look forward to serving the Chapter in different ways in the future. However, you haven’t seen the last of me quite yet… I hope to “bump elbows” with you at the Annual Meeting 
