components, and other important areas of the building. However, the reserve study itself would not normally include a detailed engineering review of the property. The reserve study professional may be an expert in any one or more of the areas noted above, but it is not required.
Building inspections are an important part of keeping up with the typical life cycle of a building. As buildings age, they require assessment and tracking to determine how the various common assets are performing. Left unaddressed, the deterioration of some components will negatively impact other areas of the building and the comfort of the residents.
Figure A shows the typical stages in the life of a building and the assets that may need to be repaired or replaced at different stages.
Causes of Structure Failure
Water intrusion into hidden areas of the building envelope
is a primary cause of deterioration, rot, corrosion, and premature failure of the structure. Depending on the needs of the building, the envelope inspection may include visual and/or exploratory openings by experienced engineers and construction professionals. Exploratory openings are used to understand the condition of hidden components. They also provide a structural engineer with visibility into the condition of structural components of the building and what needs to be done to make repairs.
