investigation, structural assessments, and assessments of internal systems such as plumbing and electrical are all beyond the scope of a reserve study therefore assessments   and other factors will affect the frequency and nature of the professional investigations needed, therefore work with your reserve study professional to incorporate funding for the necessary periodic professional inspections in your reserve study. In addition to the building envelope investigation mentioned earlier in this article, here are examples for common professional investigations performed by associations on a periodic basis:

One of the big questions in the Champlain Towers collapse is what the Board of Directors knew about the current condition of the buildings and what actions, if any, were taken to address the issues. The takeaway here is that if a professional evaluation reveals that work is needed at your building, the board of directors should take action   and severity of the issue. If the board believes that the information received from a professional investigation is not correct it should reach out to additional experts for a 

Each community is unique in its construction, age, reserve funding status and level of maintenance, therefore it is important that each board of directors formulate a  experts in the industry which would be happy to help the association craft a plan, therefore reach out to resources as needed for help and ensure that the plan crafted is reasonable, complete and will be put into action.
