Outstanding Homeowner Leader Awards
The Outstanding Homeowner Leader Award recognizes homeowner leaders who demonstrates outstanding contributions to CAI, the association they serve, and to their surrounding communities. These individual are committed to, and clearly understand their role and fiduciary responsibility as community volunteers. CAI is pleased to recognize the 2023 Outstanding Homeowner Leaders:
LORRAINE MOLOI BEACHAM– Lorraine has served as the Treasurer of Tree Farm Estates Townhome Association since 2008. Almost immediately, she began guiding the board in a long-range planning process. She initiated some of the ideas, operations, and activities that determined and sustained Tree Farm Estates Townhome Association’s common asset values. The board has enjoyed her insight with strategic planning and fundraising strategies. In addition to being Treasurer, Lorraine stepped up to also assume the role of Secretary of the Board temporarily. She designed an information system application to coordinate relationships with all stakeholders like accountants, lawyers, insurance companies, and owners. She vigorously reviews the income statements, the balance sheets, and the comparative budget for the current fiscal year to evaluate the association’s current financial position. She helps the board determine where there are shortages and excesses and makes necessary adjustments before our annual budget meetings. She is responsive, is excellent at research, and executes association goals.
PAM COULSON – Pam has been on the Board of Townhomes of Woodbridge since 2012 and Board President since 2017. She takes an active role in ensuring the association is financially responsible and that the community is a safe environment for all its residents and their guests. In 2022, Pam negotiated pricing for bulk salt, and purchased the salt, buckets, and scoops for the residents. On a weekend before the snow came, she recruited her son to fill salt buckets, place a scoop in each one and took her son’s pickup truck to deliver a salt bucket to all 114 units. Just recently, Pam once again researched pricing for dusk-to- dawn light bulbs, purchased them and installed them on all 114 units. Pam enjoys analyzing proposals when the Board reviews large projects to choose the best options for the entire community. Pam and her community association manager are a team and regularly discuss best business plans to present to the Board so they can make educated decisions.
Andrea Sorgani President’s Award
The Andrea Sorgani President’s Award recognizes the exemplary service of a volunteer and shares the memory of the dedicated CAI leader who we lost in 2021. The award is presented at the discretion of the chapter President to recognize an individual who has displayed exemplary service and commitment to CAI and who has been instrumentational in helping the president achieve CAI’s goals.
This year’s recipient of the Andrea Sorgani President’s Award is Cathy D. Ryan. Cathy is the CEO & President of Property Specialists, Inc. and has been in the Community Association Industry for 40 years. Her volunteer time with CAI began in 1990. She served six years on the Board of Directors and served as Chapter President in 2017. Cathy continues to volunteer her time as a valued member of the Finance Committee. Outside of donating her own time and resources to the industry, she was single-handily responsible for our current President, Brittany Kojzarek’s introduction to the community association industry and the vast network of resources available to CAI’s members and volunteers. Her passion and dedication to the industry has made her an extraordinary mentor and friend. She continues to pass on her knowledge every day helping community associations build better communities through reliability, transparency, and education.
