5. Engage the community.


The statement that “Communication is key,” is not just a trope on a painting project. Essential information must be sent out and conveyed effectively to the residents. Updates should outline what residents need to do. One item might be any requirements for the residents, such as trimming vegetation or removing items from their walls. A tentative schedule map showing the direction of the painting project helps tremendously, as it allows residents to anticipate when work will begin in their area.


Another aspect to consider is engaging any other vendors that you use in your community such as landscapers. Sometimes painters and other service contractors need to work around each other and their various schedules so that they do not impede each other’s work.


6. Conduct walkthroughs throughout the project.


It is very helpful to have project walks at multiple points in the project. You will usually want to do the first one after the first building or the first couple of units. This sets expectations and ensures everyone is on the same page and not surprised at the end of the painting project. While you might be looking at things that are missed, or that you have questions about, this is also a perfect time to enjoy the transformation of the community and how fresh the new buildings look! It is also good practice to do a final walk-through during the final week so that the painting contractor can take care of all items on the final punch list before they pull off the project.


7. Closing out the project.


This is the documentation portion of the project. Some items that should be saved are contracts, insurance endorsements, warranties, and any items such as front doors or other items that were not able to be painted during the painting process. Inevitably there are almost always residents who do not open their doors for us to be able to paint them or move some big items for us to reach certain areas. This is something that the contractor should be communicating regularly with the HOA’s agent so that arrangements can be made with the resident in order to obtain access so that the project can be fully completed.


At the end of the project, a good painting contractor is one that not only provides quality services at great prices but also addresses painting issues efficiently and in a timely manner. Hopefully, this list helps give you steps or items to think about when starting on this journey!
