The June CAI-OC Educational Program “Taking on Bullies and Harassment in your Community,” covered an important and relatable topic. The presentation led by Michael Hayes, CMCA, AMS of Crummack Huseby Property Management, Inc., AAMC, Taryn Martin of Revolve Property Management, and Tim Flanagan, Esq., of Flanagan Law, APC addressed the critical issues of bullying and harassment within community associations. It emphasized that while confl ict is natural, distinguishing between confl ict versus bullying and harassment is vital.


The speakers outlined the legal defi nitions of harassment, the responsibilities of community leaders to protect their teams, and strategies to prevent and address bullying. Effective communication was highlighted as essential for confl ict resolution, and community associations were encouraged to establish clear policies to combat abusive behavior. Practical tips included creating a respectful environment during meetings, utilizing a social media policy, and maintaining professional conduct. The necessity of seeking and consulting with legal counsel in severe cases was also emphasized as an important step in handling bullying and harassment.


The speakers provided the following valuable tips:


• Confl ict is an inevitable aspect of community management (and life), but it must be differentiated from bullying and harassment.


• Proactive measures including training, clear policies, and effective communication are essential to prevent bullying.


• The legal implications of harassment emphasize the importance of protecting community assets and personnel from misconduct.


• Establishing a respectful culture in board meetings and communications is crucial to minimize confl icts and enhancing collaboration.
