Exterior Cladding  Continued From Page 23

Stucco ($9.00-$14.50/sf)

Stucco is made of Portland cement, lime, sand, and water. Stucco is an exceptionally hardy cladding, with significant longevity and protection for the underlying building assembly. However, stucco is susceptible to damage, especially in consistently wet regions like the Pacific Northwest. Proper installation, detailing, drainage, and maintenance are critical to the longevity of a stucco cladding system (approximately 60-70 years).

Stucco should be regularly inspected for cracks, staining, corrosion at weep screeds and control joints, or material delamination. If observed, these could mean that cladding is not performing or functioning as intended, which could reduce life expectancy.

Cladding Comparison & Maintenance Cladding

Life Span All Cost Per SF ADVANTAGES

` Very durable ` Low maintenance ` Decent insulation (with multiple coats) ` Colors last fairly long, texture lasts very long ` Resistant to fire and insects

DISADVANTAGES

` Fairly expensive ` Takes skill to install ` Poor insulation (with single coat) ` Prone to cracking, if improperly installed ` Shortened life span in the PNW due to excessive rain

REQUIRED MAINTENANCE

` Inspect cladding, finishes, and sealant. ` Remove vegetation such as trees or shrubs encroaching on the cladding (siding clearance should be 6-8 inches from the ground).

` Inspect metal flashings for corrosion and proper slope away from the building.

` Inspect fasteners and metal connectors that attach the cladding to the walls.

` Touch up paint-to-metal flashings. ` Replace sealant.

Vinyl 20-30 Years $6.50-$12.50

` Clean vinyl surfaces with non-pressurized soapy water. ` Inspect vinyl siding for discoloration, dislodged sections, and damage.

Cedar 30-40 Years $9.50-$15.50

` Clean cedar siding with non-pressurized soapy water. ` Inspect wood siding for warping, damage, loose panels, and discoloration.

` Touch up paint or stain on siding.

Fiber- Cement

50-60 Years $8.50-$14.50

` Inspect for cracking, efflorescence, and damage. ` Clean surfaces with non-pressurized soapy water or soft material. ` Recoat fiber cement board.

` Clean stucco surfaces with non-pressurized water or stucco cleaning solution.

Stucco 60-70 Years $9.00-$14.50

` Inspect stucco for cracks, staining, vegetation growth, corrosion of stucco stops and control joints, and delamination of finish coat. ` Recoat acrylic stucco finish.
