Always remind board members and homeowners that WUCIOA states that only ministerial action can be taken outside of a meeting, which means most decisions need to be made within the confines of a public board meeting.
Remember that once your annual calendar is set, it’s easier to cancel a meeting than to give the requisite 14 days’ notice for an added meeting.
Work with your board and owners to set a regular board agenda, practice the art of the one-hour board meeting, meet virtually, and allow for homeowner comment at the end of the meeting. Depending on the size and kind of community, boards may not need to meet as regularly as they get further from transition. WUCIOA has a lot of information in it. WUICOA has many new rules including, but not limited to, rules about actions against the board, solar panels, and bounce-back emails. Almost none of it, at the time of this publication, has been litigated. That means that managers, board members, and attorneys are still learning how to operate under WUCIOA.
