building to be signed off at once, we would have been looking at basically another entire year tacked onto the job,” Falvey said. Te building’s prefabricated


exterior panel system, contracted by Clark Pacific, also helped shave time off the schedule. Prefabricated offsite, the panels were trucked in ready to hang. “Clark Pacific was able to lift and swing into place each of these big 15 to 20 ft panels in just a couple of hours versus the multiple steps required for a curtainwall assembly or other skin,” said Falvey. “Multiply that time savings across the entire building, and it definitely helped expedite that whole process.”


Technology Tools Aid Design and Construction


Te design-build team employed


various technologies that also helped keep the project on track. Most notably, the high level of building information modeling (BIM) employed on this job proved to be instrumental in coordinating the systems and avoiding rework issues during construction. “We had pretty much all of the trades on board integrated into that BIM model,” Falvey said. BIM allowed the team to precisely


coordinate the complex MEP system that required a high degree of precision throughout the lab spaces. “Having the BIM model was critical for guys in the field to be able to see exactly where the pipes were aligned,” Falvey said. “In some of these areas there was barely an inch to play with, so the rough-ins for the pipes had to be dead on.” Augmented and virtual reality (AR/VR) tools were also employed
