and when will they be? So if you know this in May, why not tell the owners in May and save yourself the aggravation?


You know that when the painting crews set up their scaffolds in July, that owners in buildings not on this year’s rotation are going to call you and ask why not, and to tell you that their buildings need painting just as badly if not more so than the neighbors’ building. So when you know the painting schedule, let the owners know.


You know that driveways do NOT need to be sealcoated every year, even every three years, even if you can see swatches of grey where the stone aggregate is showing through, not if the tar of the asphalt is still well protected. You know that sealing it any sooner is only for cosmetic purposes and that it could actually accelerate the deterioration of the asphalt. What’s more, you know the average owner doesn’t know this. What’s more, you know the average owner is going to call and ask “When are they going to seal these driveways, it hasn’t been done in over two-years and the plows scratched them all up this winter?!” Why not spend 10 minutes when you send out a meeting notice or other mailing and prepare your owners?


These are but three examples of the same type of phone calls all managers get throughout every year. Imagine if you eliminated even half of those calls


because the owners already knew the answers to their own questions; before they even asked them? Minutes of extra time compared to hours of saved time and aggravation; not only on the manager’s part, but on that of the board and owners as well.


Will everyone read your little memos? No. Will everyone even open the envelope containing your memos? No. But many will. Most will. Most will read it and be informed. More importantly, most will not call and occupy your office time with the same calls you get every year. Most will not come to meetings uninformed, impatient, and angry. And what about the few Wildlings that do come to the annual meeting, angry and uninformed, proxies wielded like clubs and axes, and attempting a coup to overthrow the King and the King’s Hand? Yes, they will still come, but let them come. If the majority of your subjects are well informed, no one will vote for the Wildlings anyway.


While it remains true that you can’t make everyone happy all of the time, you certainly can eliminate a heck of a lot of angry phone calls and board meeting ambushes by keeping the Kingdom informed, by improving communication and improving the board- owner dynamic. You must, for the good of the Realm!
