President’s Message
Dear WSCAI Members, I don’t know about you, but I
am cautiously stepping out into the world again and enjoying the results! Finally visiting with
friends and family that I haven’t seen in a very long while, back to the gym to work off those COVID pounds and starting to plan more travel in the near future. I’m not taking leaps and bounds at this point but certainly the baby steps needed to skootch us back to a little more normality.
One almost constant the past year for my husband and I was the opportunity to hone in on our golf skills. Except for the two-month shut down at our golf club between March and May of 2020, we took advantage of the opportunity to participate in an activity that allowed for proper social distancing and getting outside of our bubble at home. Which leads me to remind everyone of the Annual WSCAI Golf Tournament on July 26, 2021 at Glendale Country Club in Bellevue, WA. I hear it is going to be “Out of this World” exciting. Register soon to be a part of the fun. This event will sell out!
Other than golf (for me at least), being cooped up for over a year has changed our perspective of our living space. I see neighbors building out their outdoor living spaces or sprucing up their backyards with all kinds of amenities including hot tubs, fire pits, etc. In condo living another way to expand your base is to combine units. The article “How and Why to Combine Condominium Units” outlines some general guidelines to consider when contemplating combining units.
On the flip side, there may also be a sense of owners wanting to protect their privacy (or their neighbors from your wild and crazy parties). Don’t miss the article regarding challenges of adding fences to your property and how it may affect those next door to you or your community in general.
Speaking of parties, as discussed in the article “Music, Movies, and… Money?” your association should consider the liabilities associated with the music and programming being shared with the community at the clubhouse or community common areas to ensure they are in compliance with the laws associated with doing so.
As an association there are always housekeeping items that need to be addressed. “The Potential Cost of Putting it Off—Deferred Maintenance and the Business Judgement Rule” outlines the consideration a board will need to address when discussing much needed updates and maintenance of

the association property. Further, it is important to review the article “Successful Approaches to Governing Document Changes” when contemplating updating your association’s governing documents.
Finally, “It’s Hard to Say Goodbye” provides valuable information and direction for when an association decides to change management companies. Cooperation and organization are important parts of this process to ensure a smooth transition.
Oh, did I mention the golf tournament in July...?
