1. Show respect. Arguably the most important aspect of managing volunteers and keeping them happy is to show them respect. ... Talking down to people or taking a dictatorship approach will never win anyone over.


Consider changing your mindset to a more positive environment.


2. Communicate. Effectively communicate how, what, when. Use communication platforms in your association or engage a committee to help draft a newsletter and ask owners for help.


3. Have an open-door policy. Give owners a place and time to openly communicate with the board and or management. Thank owners for their feedback. You may not agree, but be willing to listen, and consider their suggestions.


4. Find common goals. Maybe consider a survey or polling your residents to find out if they would participate in some social events. If they are, ask if anyone is interested in stepping up to help plan.


5. Recognize achievement. Highlight this in a community newsletter. Talk about what the board, committees and management have accomplished in your association. When people are surrounded by positivity and see good things happening around them, they tend to want to be a part of it.


6. Build team spirit. Look at any company or community that builds a sense of teamwork and you will find those that you can guide and mentor into future leaders. There is not just one recipe that makes up an ideal volunteer. Instead there are many recipes that include the different traits, personalities and styles that make the volunteers so necessary and unique.


7. Encourage development and training. We all need to continue to learn and grow. Training isn’t just for managers and management companies. It’s for board members and homeowner leaders as well. Consider investing in a membership with CAI for ongoing opportunities for your own learning and development. Learn to run your association like the true corporation that it is.


8. Accommodate. Be accommodating and welcoming to provide a strong sense of community pride.
