Is this Association or Management Responsibility?


Often I talk to Managers and sometimes Attorneys who feel that notice to homeowners about events that are not strictly association business is inappropriate. However, protecting property and reducing liability is Association business. Keeping the homeowners informed in a controlled and calm manner is always the right thing to do, for the membership and for the association as a corporation. Simply make a matter of fact statement and provide the links or phone numbers for the appropriate authority on the matter. For instance, during the LNU Lightning Complex Fire, members were advised to sign up for Nixle, follow Cal Fire and were provided websites and emergency numbers should they need them as well as the nearest location for evacuees. As a follow up, members returning to their homes were informed that the air quality was unhealthy and provided Airnow.gov as a resource for futher information. Managers may not be health professionals or work in public safety, but we are a very useful resource for our communities and know where to get verified information. Use those skills!

Emergency Preparedness Plans


I cannot stress how important it is to have a plan in place. Even if it is a simple meeting point for residents to gather. Make an emergency contact list, compile insurance information, and consider how the gates will be operated, if you have them. Sometimes you do not have the luxury of a computer, internet or even electricity so think about the worst case scenario and have a backup plan for it. It is also a good idea to make a checklist or informational notice to owners about annual things they can do to protect themselves and their homes. Some associations have taken it a step further and put into place cleanup plans for how to handle the aftermath of an emergency. You can be as simple or as thorough as you like to meet the needs of your unique community.


Now that we covered the emergency aspects, let us take a look to the future. Tese are some items to consider changing or implementing to avoid a catastrophe later. Which, let’s face it, is inevitable.
