CAI-OC April Luncheon Recap
April 14, 2026 Alana Walker, Kennedy Richter Construction
CAI-OC’s April luncheon brought a new stage set-up, great energy, and insights for our members who turned up for a lively and relevant discussion on communication, transparency, and risk in community management. Moderator Chris Calano kicked things off by welcoming attendees and setting the stage with an engaging introduction that highlighted the real- world challenges boards face today. As a board member for East Hills Property Association and the CAI Orange County Chapter, Chris brought his leadership perspective and relatable insight to the conversation.
The program truly came to life with expert guidance from Jaime Chandler, CMCA, AMS, PCAM, Professional Community Management, AAMC and Daniel Heaton, Esq., DeNichilo Law, APC, who made the perfect dynamic duo. Taking a more conversational approach, Jaime delivered practical, real life applicable management strategies with enthusiasm and clarity, while Daniel balanced the conversation with sharp legal insight and wit. Together, they tackled complex scenarios managers face daily, like special assessments, executive session boundaries, and Civil Code 5200 records requests, in an informative and engaging way.
From navigating member expectations to addressing the rise of AI-generated requests, this session was packed with “aha moments” and actionable takeaways. Attendees walked away not only with a better understanding of how to fi nd the right balance between transparency and protection, but also with a renewed appreciation for the power of thoughtful communication. April’s luncheon proved to be both educational and genuinely enjoyable.
