certain restrictions and requirements related to, among other things, association approval, installation, cost responsibility, and insurance. As electric vehicles become more prevalent, safety concerns involving electric vehicles and their charging systems increase. Therefore, the EV Act is and will continue to be an important statute applicable to community associations. Perhaps in the coming years the EV Act will be subject to changes in which CAI is involved.


The above is by no means an exhaustive list of statutory provisions and changes applicable to community associations in Illinois. Provisions of the Business Corporation Act, General Not For Profit Corporation Act, and the Property Tax Code, among other statutes, apply to community associations in different contexts and have changed over the past 50 years. Also, we did not specifically


touch on residential housing cooperatives, which are certainly community associations, and which can be found throughout Illinois.


Throughout its 50 years, the CAI Illinois Chapter has been involved with statutory changes, both described above and the many not described above, affecting community associations. Working closely with the CAI Illinois Legislative Action Committee – which is comprised of members of the Illinois chapter – the Illinois chapter has helped mobilize its members to contact their legislators to support or oppose certain bills in the General Assembly. The Illinois chapter has also provided information and educational opportunities about legislation and statutory changes so that association boards, community association managers, and owners understand and comply with new laws.


As we celebrate the Illinois chapter’s 50th birthday/anniversary in 2026, let us also look forward to the chapter’s future and many more years of making statutory history.
