Many people think that if ACM is in place, it must be removed immediately. Mesothelioma and other asbestos-related diseases are serious health concerns. However, the greatest risk is typically for people involved in manufacturing, installing, removing, or otherwise disturbing asbestos-containing materials. That is because asbestos is only dangerous when it is inhaled, and if it is not disturbed, there is little chance that asbestos particles can be inhaled.

If you suspect that your garage, or anywhere else, contains ACM, it is worthwhile to hire an environmental consultant to test the material and confirm that ACM is present. If it is, then your association has several options for dealing with the problem.

The first option is to hire a certified asbestos mitigation company to safely remove all ACM and dispose of it in a safe manner. Typically, this involves setting up a containment area around the ACM, spraying it with water to prevent particles from entering the air, and then removing it and containing the material in heavy plastic. All of this work is carried out by professionals, wearing respirators and protective gear. While this is certainly a way to ensure that there is no future possibility of illness or injury related to inhaled asbestos, it is quite expensive, and many associations simply do not have money set aside for such work.

Another option is to set aside a smaller amount of money annually and to remove ACM from one area at a time each
