he July Luncheon “We’re Talkin’ about Money” was an informative and entertaining

presentation on planning capital ex- penditures and the various stages of typical large projects, from reserve studies to the bidding process, and communication and completion of said projects.

Speakers Scott Clements, RS, PRA, CMI, with Reserve Studies Incorpo- rated, Sabrina Davoodian, CMCA, with Accell Property Management, and Michael Kiss, AIA, with Summit Consulting & Architecture brought a wealth of information to each topic as they took turns expressing the pro- cess, procedures and possible pitfalls of each step in capital expenditures.

Understanding the financial situation was tackled by Scott, as he discussed the advantages and disadvantages of using your own money and taking out loans in order to finance larger projects. Scott explained reserve con-

tributions and special assessments as well as the qualification process for obtaining a loan in order to complete the project, while pointing out that “Your Money” is always cheaper than “Other people’s money.” The key takeaways from this particular sec- tion were to maintain a marketable asset and more money equals more options.

Our final takeaways as expressed by our fantastic presenters were: every hour of planning saves hours of implementation, keep everyone informed and involved, use your business partners to evaluate the reserve study for accuracy and com- pleteness, maintain your assets, and more money equals more options.
