Collaboration with Pest Management Professionals


HOAs may hire pest management professionals to assess and address pest issues. HOAs can often negotiate with pest management companies for discounts for owners to use in their owner-maintained exclusive use areas. This collaboration encourages proper pest management techniques by adhering to local regulations and environmental considerations. The State of California promotes the use of Integrated Pest Management, which is an environmentally sensitive approach that combines biological, cultural, physical, and chemical tools to manage pests effectively. The goal


is to


minimize the impact on human health, beneficial organisms, and the environment.


Adherence to Local Regulations


HOAs must comply with localregulations governingpest control and pesticide use. This includes following guidelines set by health departments and environmental agencies to ensure theprotectionofresidents andthe environment. As mentioned earlier, the California Ecosystems Protections Act of 2023 eliminates the use of diphacinone, an anticoagulant rat poison. More than just guaranteeing that anypestmanagementpractices aresuccessful, it is also necessarytoensurethatany partners follow these new guidelines.


Beyond bait, other potential pest management practices include methods of exclusion, traps, and sanitation support. Working with a pest management partner that understands they arepartofacommunity-wideteamofvendorscan provide a second set of eyes around the property. This helps the manager and board address additional issues, such as leaks, that could also lead to further pest problems and in turn add additional unnecessary costs. By taking a more wholistic approach, chances of successful prevention and elimination increase as infestations and conditions leading to pests are addressed and corrected.


As with many businesses today, HOAs and property owners are being asked to do their part to protect the environment. Establishing practices such as routine inspections, organized waste management, working with residents, and collaborating with professionals, it’s easier to meet your needs, and the needs of the environment.
