The board of directors of a community association establishes the direction of a community. In conjunction with management (if professionally managed), it helps establish the budget, which reflects the maintenance, repair, replacement and improvement projects within the community. The board of directors further helps establish and enforce community maintenance standards. Hopefully, by and through these efforts, home values for all of the members are at least maintained, if not improved. Yet, despite this most important role of helping maintain the immediate community in which one’s home is located, it is often difficult to find people to serve as a volunteer (unpaid) board member. As a result, most annual elections either result in the board members’ terms “rolling over” due to lack of quorum or the election (or re-election) of an uncontested slate of candidates. From time to time, however, an association will find itself with more candidates than open positions. In those instances, it is especially important that the integrity of the election
