In Southern California, we don’t get rain often, but when we do, it tends to find every weak spot in a roof. Taking a little time to prepare can help avoid leaks, water damage, and emergency repairs when storms hit and people panic.
Steps to take:
• Schedule a roof inspection early. Before the rainy season begins, have roofs checked for cracked or missing shingles, worn flashing and areas where water may pond. Small issues can turn into big problems fast once rain starts falling.
• Clear gutters and roof drains. Even light rain can cause trouble if gutters and drains are clogged with leaves or debris. Proper drainage helps keep water off the roof and away from buildings.
• Inspect flashing and penetrations. Roof penetrations, such as vents, skylights, chimneys, and HVACs are common leak points. Making sure seals and flashing are secure is especially important during heavier rains.
• Take care of repairs before the rain arrives. Handling minor repairs now is far more cost-effective than dealing with interior damage and resident complaints during storm season.
