How Ignoring Spring Maintenance Can Cost HOAs Thousands of Dollars

We all know about “spring forward” and the need to maintain clocks and battery alarms, but did you know that “preventive maintenance” for the common area is equally important.
If you haven’t already considered what needs to be done every spring, take two minutes to review this quick checklist that will help you organize a plan for the preventive maintenance at your community:
• Clean rain gutters! Check for substantial loads of decaying matter on your eaves and roofs. Spring is the time to clear all debris in downspouts and scuppers.
• Do a fascia inspection! Is it time to paint? Need clearer house numbers? Look up, are there tiles or shingles missing? Repair them soon or the summer sun will burn through and cause leaks.
• Look for termite damage that only gets worse over time - treat now or pay more later!
• Are you lighted for safety? Have you had an evaluation? 12 March | April 2026
• Before summer, inspect decks, catwalks, and stairways! Does the deck feel “spongy”? Is it time to upgrade to steel structures? Living near the ocean or a canyon carries different levels of environmental degradation…common steel will rust through before copper or stainless steel.
• Look for tree damage and root intrusion! Top-heavy leaf weight, sidewalks rising, eroded asphalt/sidewalks all call for attention. These are trip hazards for folks out walking and kids skateboarding. Check those errant sprinklers, are they watering the walls?
• Clean drainage systems! Erosion, pressure, water and time made the Grand Canyon. Think of what it is doing to your association’s property. Check for blocked water fl ow, overfl ow, and proper fl ow. Look for stucco damage, mold, decaying matter…time to clean them up.
Investment in preventive maintenance will save HOA members thousands of dollars in damage to the common property.
