The roofing system of any building, along with the building cladding, is the first line of defense for rain

and snow. Typically, shingles will last from 15-30 years depending on the quality and type of the materials used. The roofing should be inspected yearly to confirm that there are no items that could allow moisture to penetrate into the roofing system. Missing shingles, unsealed penetrations, and incorrectly installed flashings are all minor things that could make a huge impact on the weather-tightness of the roofing system. Even the smallest opening can allow water to enter the building. As a component of the roofing system, it is also important to have the attic space inspected. If the attic is not properly vented with intake and exhaust vents, it can shorten the life expectancy of the shingles, cause condensation to accumulate on the wood framing, and impact the heating and cooling of the living spaces. Improperly vented ductwork or thermal by-passes could also allow moisture into the attic space. This moisture can create issues for the ventilation system and promote mold growth on the roof framing and sheathing and/or accelerate the deterioration of the wood components.

Building inspection engineers are, by training and experience, problem solvers and can analyze areas of concern and provide you with reliable recommendations. There are many pros to consulting with an engineer as illustrated above. The only con would be the consulting fee for the inspection. However, in many instances, engineers can help to save money by determining exactly what repairs are needed; therefore preventing or mitigating unnecessary expenditures down the road.
