These bodies of water aren’t completely self-sufficient, however. In order to maintain their attractive and proper functioning state, they need to be maintained. Algae and other unsightly debris can build up in a fountain, pond or pool that isn’t properly cleaned or treated with the right chemicals. Should birds or other wildlife be drawn to your association’s body of water, there is the potential for other detritus. Some landscaping options can slow the growth of algae or keep pesky critters away.
GENERAL
Many other things can contribute to, or be a detriment to, an association’s beauty. Clutter and litter are a common detractor of beauty and are also one of the easiest to correct. Ensure that garbage is being picked up timely and regularly, that homeowners are reminded not to store their belongings in common areas, etc. Worn or damaged light fixtures should be replaced. Yard signs and satellite dishes should only be present in accordance with the association’s declarations/covenants or rules and regulations. Noncompliant items should be corrected or removed.
WHO BENEFITS?
While association members have the biggest stake in property values, others are also very interested in seeing a community or condominium association well maintained and looking its best. Builders’ reputations and lenders’ financial support are closely connected to the community. Also, public officials have an interest in maintaining and enhancing the community since tax revenues depend on property values. Your home in a community or condominium association is an investment; curb appeal and attractiveness to buyers will benefit you in the long run when it is time for you to sell.
In conclusion, an association has no shortage of areas where it can improve upon its curb appeal. In many instances, not only do some of the above suggestions make the property or building look better, but they can also lead to protection from nature and the elements and more effective functionality with fewer repairs or issues.
