projects should be performed at roughly 8 to 12 year intervals depending on the frequency of use of the community area. Interior paint is best timed just prior to flooring replacement for cost efficiencies. If your clubhouse is attached to a pool where it gets high traffic during the summer months as swimmers trek back and forth to the pool and restrooms, your community will likely need to paint and replace flooring more frequently than a space that is used for the monthly board meetings and the occasional party. Additional projects typically include periodic furniture replacement, décor and other necessities (wall hangings, window coverings, etc.), as well as lighting upgrades. These are typically performed in conjunction with every other paint and flooring cycle for a consistent appearance. As with most anything, you get what you pay for so we recommend that the association carefully compare products when updating interior common areas. A cheaper quality carpet may be less expensive to install up front, but will likely cost more over the life of the carpet if it requires replacement sooner than a higher quality product.
Other interior common areas will require periodic updating, including kitchens and restrooms. Most communities update these on 15 to 20 year cycles depending on the amount of
use and desires of the community. Appliances are typically replaced at anywhere from 10 to 15 year intervals, unless they fail prematurely.
include counter tops, cabinets (reface or replace), ventilation, lighting, plumbing fixtures, etc.
Common kitchen and restroom projects Costs for these projects
can vary widely based on the scope of work and quality of materials chosen, therefore we recommend that your association research these projects well in advance to narrow down the costs.
Featured here are a few photos from local clubhouses and/or community rooms in our area for inspiration. With the busy summer construction season drawing to a close and seasonal pools shutting down for the year soon, now is a great time to review the interior of your community spaces and consider making some updates this fall/winter.
