Paul Grucza, CMCA, AMS, PCAM has been an industry practitioner for over 30 years holding numerous prestigious positions within CAI including Institute President, Inaugural Chair for the APCM Board, CEO-MC Retreat Chair, Education Committee Chair, Ethics Panel Member for both CAI and CAMICB, Chapter President,


an accomplished author for CAI penning and editing three books for CAI. As Director of Education and Client Satisfaction for CWD Group, Inc., AAMC he brings his many years of skill, association involvement and enthusiasm to the Pacific Northwest. Paul discusses planning for the 21st century board in this issue.


Cameron (Cam) Hazen CMCA, AMS


is a community association management professional with over 30 years in condominium/homeowner association and facility management. He has worked with all types of associations from four unit condos to mixed use buildings to luxury high rises to HOAs of several hundred single-family


homes. He currently is the Principal of Condo Consulting Services, LLC., an independent consultant to condominium and homeowner association boards including self-managed associations. He has been an expert witness in litigation and mediation matters. Cam is an active member of WSCAI and currently serves on the Made for Managers Day Committee. Together with Jerry Ringenberg, he brings us the article “Keys, Access Devices and Lock Boxes.”


Melissa Musser, CMCA, AMS


brings us the article, “A Place for My Stuff.” As the Suburban Growth Practices Director with Trestle Community Management, Melissa focuses on developer and declarant community formation through transition to owners for homeowner and master Associations. As an elected City Councilperson


for the City of Des Moines since 2010, she chairs the city’s Environment Committee and brings her extensive knowledge of plat management, low impact development standards and surface water management to the clients she serves. Melissa is part of the Education Committee and in her spare time she is an avid marathon runner. By marathon, she means Netflix marathons that she enjoys with the love of her life that she met at a WSCAI Business Partners Social. So you could say that Association Management, truly is her whole life.


Allison Peryea, Esq.


is a shareholder attorney at Leahy Fjelstad Peryea in Seattle, Washington. Her law firm almost exclusively focuses its practice on serving community association clients.


Allison’s practice includes litigation, covenant enforcement, and general counsel assistance to clients. She is a member of


the WSCAI Communications Committee and a former editor of the WSCAI Journal. She is also a humor columnist for national website Above the Law. Allison teams up with Bennett Taylor in this issue to discuss how to handle repairs that cross property boundary lines.


Jerry Ringenberg, AMS


is the Building Manager of Fifteen Twenty-One Second Avenue, a luxury high-rise next to the Pike Place Market. In this issue, Jerry collaborates with Cam Hazen to bring us the article “Keys, Access Devices and Lock Boxes.” He has extensive experience of on-site work and portfolio management. In his


free time, he enjoys outdoor cooking and is most often found doing home improvements to his house on Bainbridge Island.


Bennett Taylor, Esq.


is an associate attorney at Leahy Fjelstead Peryea. He lives in the Greenwood neighborhood of Seattle with wife Lindsay, their new daughter Sloane, and his cat, Peanut. Bennett co-wrote the article on property boundary issues with Allison Peryea in this issue.
