3B That Pipe is in the Wall - I’m Not Going to Pay for it: Common Elements, Limited Common Elements, Units— Who is Responsible for Repairs and Who Pays?

Two experienced association lawyers will walk you through the most frequently asked about annoying/frustrating/confiding topic, tripping up condominium associations today. Explore the vexing territory that follows the innocent question: “Who’s responsibility is that?” or “Who pays for that?” Special charges and allocations to individual owners have become more and more complex and Declarations are replete with add on items that can or must be charged to individual owners. It is often difficult to determine how a particular item that needs repair should be treated. We will work through classic examples like, “How much of this exterior deck repair project is an individual owner’s responsibility”; “Is this pipe in the wall a limited common element”; Why can’t I replace my entire window or rip off siding to do my own unit repairs?” and other similar conundrums.


3C Reserve Studies: Intermediate & Advanced Training Presented by Paul Duffy & Kathleen Smith, RDH Building Sciences


This presentation includes a brief description about the basics of reserve studies, along with its purpose, and then drives more deeply into the legislative requirements, how an RS is prepared, what a quality RS includes, appropriate short term and long term financial planning within the RS and then provide a nice set of handouts that can be used as a resource for the future.


3D When, Why, and How to Take Control of Your Governing Documents

This seminar will focus on all aspects of amending governing documents. Participants will gain a better understanding of why amendments or restatements may be necessary,


the process of amendment, and


strategies for involving homeowners and obtaining approval. Discussion will also include the most common provisions amended by associations.

CAI has a no-tolerance policy regarding “suitcasing,” which describes the practice of non-exhibiting companies or individuals soliciting sales or sales leads, and/or representing their services or soliciting seminar participants for conflicting social activities. Non-exhibiting business partners participating in the seminar as attendees or speakers are prohibited from soliciting business in or after sessions, or in the seminar location.


Violators of these policies will be ejected from CA Day if applicable, and charged $1,000, which must be paid prior to registering as an attendee, exhibitor, or sponsor at any future CAI events.
