Manager’s Breakfast: “Mold Madness”

March 20, 2026 Kara Foley, CMCA, AMS, PCAM, Seabreeze Management Company, Inc., AAMC

At the recent CAI-OC Manager’s Breakfast, “Mold Madness,” held at the Crown Valley Community Center in Laguna Niguel, industry professionals gathered for an informative discussion on one of the most challenging issues facing community associations: water intrusion and mold response. The program explored the board’s duties, the manager’s responsibilities, what mold is, how governing documents infl uence an association’s obligations, proper mold remediation practices, when testing should be considered, and the HOA’s role in securing interior access when investigation or repairs are needed.

The panel featured Don DePue of MasterCare Protection & Cleaning, Inc.; A.J. Jahanian, Esq. of Beaumont Tashjian; and Alaina Martinez, CMCA, AMS of The Management Trust, who offered both legal and practical guidance for navigating these situations effectively.
