The Ups and Downs of Elevators

When it is time to systemically upgrade elevators, the project is referred to as an elevator modernization or mod. In today’s digital world, the equipment failure that commonly triggers an elevator mod is the computerized controller. The limitations of computer software and hardware create the likelihood that an elevator mod project will occur sooner than later. When changes in building codes are factored in, merely changing a computerized controller may expand the project into other systems such as fire service equipment, door systems, buttons, or other elevator components. In other words, if a controller fails, you will likely have a full mod project.
Poor elevator performance can also be a consideration towards doing a mod project. For example, if call-backs or frequent entrapments have created a perception of no-confidence, the benefits of modernizing the elevator may offset the cost. A call-back is the industry term for unexpected service calls and your elevator contractor can provide that performance data. The industry standard is an average of 3.5 call backs per car per year. Entrapments are a more subjective performance measure. However, before embarking on an expensive mod project, the prudent manager must identify whether the root cause is a result of poor service work or worn-out elevators. For proper discernment, a qualified opinion should be sought from the elevator consultant.
