HOW TOW EXORCISE THE ROOFTOP HORRORS
• Yearly maintenance and repairs. Usually in the spring, roofs should be inspected and, as appropriate, receive maintenance.
• Follow the roof warranty. A new roof shouldf warranty. The warranty has two levels of coverage:f
f roof materialsf
come with a labor
and material. The labor warranty is from the installer and may only last one year. The longer warranty is from the manufacture of thef
and can be for five, ten
or even more years. The manufacture’s representative inspects and then issues the material warranty upon completion. Read the warranties. Warranties require inspections by an authorized party on a scheduled basis. If youf
don’t have the roof inspected, the roof warrantyf voided.
• Use common sense. Roofs are to protect the structure and keep out water. They are not designed for sunbathing, parties or dog walking. Outside of requiredf donot walk onk a roof unlessf

• Maintenance is required. Roofs do not fix themselves. When there is a leak or opening, give it immediate attention. Once water enters the roofing system, it can lead to expensive repairs.
You can avoid the black drip,k pavers by takingy
the abused roof, and killer preventativemeasures. There aremore
roof horror stories out there. Don’t let your roof become the next one.
