project to fruition. In 2007, it granted MOXI a 50-year lease of $1 per year to develop the museum on a vacant site next to the Santa Barbara train depot. In 2014, Armstrong Associates


broke ground on the earthwork portion of the project, even though building permitting and final plan signoff were still in process. Te construction team quickly uncovered unexpected under- ground structures associated with the adjacent train station, which they had to work around, Shields said. Te project maintained an archaeologist on site to check for the presence of any Chumash Indian artifacts, a requirement for many Santa Barbara construction projects.


Construction Challenges, Solutions Once the project received the


necessary building permits, the team pushed forward on an accelerated schedule. Tey overcame a host of challenges, some of which included:

construction hours due to the owner’s ongoing fundraising efforts, while still maintaining a safe jobsite.


Close collaboration among the


owner, contractor, architect and others proved critical to keep the project on track, according to Anderson. “AB Design Studio has spent time


here on the project site every day, which really helped to keep the process moving and issues resolved quickly,” he said.


Proactive Approach Armstrong Associates took a


proactive approach to solving many construction issues working with members of the project team. One prime example was the waterproofing system on the rooftop level, which also serves as a deck and hosts kids-themed water features. “Te waterproofing system was particularly critical,” Anderson said.
