MAXIMIZING Your Home’s Greatest Asset: THE

ROOF — By Joel Thornburg — Your roof is the single greatest asset for safeguarding the health and longevity of your home. I

n both rain and shine, the roof stands guard as the front line of defense against the elements: intercepting harmful ultraviolet (UV) rays and redirecting water away from more vulnerable building components. But too often the roof is overlooked in the routine maintenance regimen until it is much too late. We challenge you to treat your roof as though it is the capstone of your investment and take care of it.

Understanding Your Roof

If necessary, consult with the original roof installer or your building envelope professional to determine the  your roof, because the risks and maintenance requirements will vary with type and material.

Highest Vulnerabilities

Roofs are most vulnerable at transitions and penetrations. The interface between two dissimilar materials can provide  appropriately. For pitched roofs, these may be roof-to-wall interfaces, closed and open rakes, roof edges at eaves, chimneys, and vent penetrations. For low-slope roofs, it may be vents, HVAC equipment, and drains or scuppers.

In addition to these concerns, seams in low-slope roof membranes are also a vulnerable point.

These conditions can be particularly hazardous to building health, as damage will typically manifest in an attic or plenum space where it cannot be readily observed.  deterioration over time, resulting in decay of sheathing and framing, insulation that must be discarded, and organic growth.
