s a manager, how many times have you sent a violation letter to a new owner and received the

Long story short; the title company blew it and didn’t catch that the new home did indeed have HOA covenants recorded way back in 2002. The last Board member standing had watched the for-sale sign go up, come down and the moving truck pull into the driveway. As he had always done, when he knew the residents were at work, he taped a boilerplate bill to the front door completely devoid of any actual information, lacking any personal touches, niceties or details about the 31-home HOA.

Having served for a collective of 14 years on the governing board, I’ve been fortunate to be a part of growing the board size—thereby lightening the load and increasing the neighborhood’s knowledge base—and ratifying the CC&R extension beyond their initial 30 years. If the day comes that I no longer reside in this neighborhood, I know the Association will continue to thrive thanks to the efforts of those in the community who contribute time and energy to keeping our village vibrant.


As managers, how often have we essentially done the exact same thing? Welcome letters are sent, bills are included, and we have missed the opportunity to create  and possible future community volunteer by making a  email. Ensuring that the  gets about their new association is not in the form of a violation letter or assessment bill is paramount to improving the morale and inclusivity of an association.


Associations are encouraged to form welcome committees of volunteers who are willing to stop by and make an introduction, in person, to a new owner. Create a fun, easy to read one-page handout of tips and tricks detailing the best parts about living in your HOA.  organized and ongoing “welcome wagon” program or  annual meetings, volunteers for their events and a low 
