If you are like me, you are ready for more sunshine, less rain and a few flowers blooming in the garden. Bring it on mother nature!


Now, enough day dreaming; let’s get back to our regularly scheduled programming . . .


              the first quarter of the year means turnover. Turnover in board members, committee members and hopefully increased participation by owners/residents within the communities.


Annual meeting season is in full swing for most of us with calendar year-ends! Annual meetings can result in changes in                            business partners alike. It’s also time to go back to basics. In this issue, Joy Steele shares “5 Tips for Running an Association Board Meeting.” Everyone needs an occasional refresher, she also has a few tricks up her sleeve for you. I often hear from associations with change in leadership who want to know things like “Do we have to be incorporated if we are a non-profit?”, “How do we deal with a Board bully?” Patrick McDonald, Esq. and Paul Grucza, CMCA, AMS, PCAM dive head-first into those topics.


Spring is also the time of year to dust off the budget/reserve study/building envelope studies and start to plan the year. As most of you are aware, the construction industry is BOOMING. When I say booming, I mean it. It’s an unprecedented time in our lives. The lead time to get a Business Partner to address anything, from day to day items all the way to large construction remediation, is long. Not to mention the time it takes to get a permit. Don’t get me started. The sooner you start the process to get projects started, the better off your association will be.


Reserve planning is also very important for those small associations that have the right to waive the study. Karen McDonald, CMCA, AMS, PCAM helps tackle all those questions we are afraid to ask and/or should be asking our reserve study professionals for associations with minimal assets with “We Have Minimal Assets: Do We Need a Reserve Study?”
