President’s Message Troy Brogdon, Chapter President


It’s finally summer! Summer doesn’t really begin in Western Washington until after July 4th. For those of you east of the mountains, you’ve had summer since the end of May. Perhaps the folks in Spokane are even tired of the sun (I doubt it). Summer is such a wonderful time of year in the Pacific Northwest. Barbeques every weekend, sun screen, endless outdoor activities, shorts,


swimming, and sun (also known as the elusive glowing orb at my house). Summer is great for those things, but what do we as HOA members or condominium owners do during the summer months regarding our community associations? All kinds of stuff, too!


We handle our outdoor capital projects that we’ve been planning for the last few months based on our reserve study. If we we’re smart, we’d have obtained bids for those projects during the winter months. We ramp up the landscaping. Deal with a leaky irrigation system which is causing the area around the cabana entrance to be a soggy mess. We have community events. We have folks firing off fireworks on the 4th in our homeowners association, even though it is forbidden and illegal, endangering the shake roofs of the HOA. Air conditioning systems come up at the board meeting and owners want to install window units in their condos.


Above are just a few things that can come up during the summer months. One of the greatest things about WSCAI membership is that each association faces the same or similar events and challenges whether it’s during the summer or during the other three seasons of the year. For example, at an educational event hosted by the Chapter, a board member could learn how to read a reserve study. At a Chapter Mixer, you might run into a Business Partner member that specializes in landscaping and leaking irrigation systems or a contractor that can bid your capital project. An Association Manager could meet an attorney at Law Day that could answer his or her question regarding fireworks being used illegally in the HOA. Two board members from different communities could meet at CA Day and strike up a conversation about how one board dealt with the approval of window unit air conditioning systems for their association.


These opportunities enhance the membership in WSCAI, but you’ll only get these experiences by participating and staying active in the Chapter.


We have the Social Committee putting on the 17th Annual Golf Tournament at the Golf Club at Newcastle. Mark your calendars for July 26th. This is easily one of the most popular events of the year for the Chapter. Come out and enjoy the sunshine. You don’t even need to be a golfer to have fun out there! If you can’t make it for golf, there’s a wonderful dinner afterward at the clubhouse that all members are encouraged to attend.


We also have a Chapter Mixer coming up in August at the Januik|Novelty Hill Winery in Woodinville on the 24th. It’s a beautiful setting and a great time to try some wonderful wines and network with members of the Chapter.


In this issue of the Journal, Julia Crutcher put together a great article about fixing a 1980’s building, Michael Brandt gets into the nitty gritty of owner relocation during major construction, and Greg Floyd talks about participating in claims when the association isn’t the insured. We also have other great articles from Bennett Taylor, Valerie Oman, Margey Meyer, and Karen McDonald. Enjoy!

One Warm Coat Drive at CA Day


It’s getting to be that time of year again. As we look forward to CA Day, WSCAI’s Community Outreach Committee is looking forward to partnering with St. Vincent de Paul of Seattle for our annual One Warm Coat Drive.


Donation boxes will be available in August/Sept should you, or your office, like to host one. Last year we collected 151 coats for St. Vincent De Paul, so this year we’re making the push to hit our goal of 200 coats! All coats are to be dropped off at the convention center at CA Day. If you are unable to attend CA Day this year, one of our WSCAI Outreach Committee members will connect with you to arrange a pick up.


Donated coats are to be new, or gently used. New socks, men’s underwear, and beanies are also welcome and appreciated.
